Terms and Conditions

1. Contract
The Thatched Cottage Company, hereinafter referred to as ''TTCC'', acts merely as booking agents on behalf of its Owners. The contract entered into is between the owners of the holiday accommodation and the holidaymaker hereinafter referred to as ''The Client''. The contract is not effective until the required payment has been received and confirmation has been sent to the Client.

2. Payment
For reservations made more than 8 weeks before the holiday start date, there is a deposit of one third (1/3) of the rental cost required at the time of booking. In the case of bookings made less than 8 weeks before arrival, full payment is due on booking.

3. Balance outstanding
The full balance of the total holiday cost is due 8 weeks before the holiday start date and if not paid, TTCC reserves the right to cancel the holiday booking, in which case the deposit will be forfeited in full. Cheques will only be accepted if presented at least three weeks prior to the holiday start date.

4. Cancellation
TTCC recommends that the Client takes out independent holiday cancellation insurance in the event of the Client cancelling. This should protect the Client against financial loss suffered as a result of the holiday being unavoidably cancelled. All cancellations must be made in writing. In the event of a holiday cancellation, TTCC will make all reasonable efforts to re-let the property. If it proves possible to re-let the property, the Client will be entitled to a refund. The refund will be the sum of all monies paid by the Client, less any shortfall between the rental received from the re-let period and the price paid by the Client together with all costs incurred by TTCC in effecting the re-let, to include advertising, administration and credit card or bank costs.

5. Alterations to bookings
Whilst the Client acknowledges that there is no right to make any amendments to a booking following the confirmation of the booking by TTCC, if TTCC receives a request from a Client prior to 8 weeks before the holiday start date, TTCC will endeavour to accommodate such a request.

If, for any reasons beyond TTCC’s control, TTCC have to cancel or alter arrangements made with the Client, TTCC will make every effort to offer alternative accommodation. If the Client does not accept such alternative, TTCC will refund in full all monies paid by the Client to TTCC whereupon TTCC's liability will cease.

6. Damage or losses
The Client shall take all reasonable care in the use of the property, the contents and effects. The Client is responsible for leaving the accommodation in the same order and cleanliness as on arrival. A £100 inventory deposit will be held until after the Client has left and the property checked, when it will be returned to the Client. Damage, losses or any additional cleaning will be charged to the Client at cost.

7. Numbers in party
The number of persons occupying a property must not exceed the maximum stated in the description of the property in the TTCC brochure. The property shall be used solely as holiday accommodation and under no circumstances should it be used for any business purposes. TTCC reserve the right to refuse entry to all or any of the Client’s party if this condition is breached.

8. Occupancy
Occupancy shall be from 4pm on the day of arrival to 10am on departure day unless otherwise agreed with TTCC.

9. Warranties and Liability
Whilst TTCC makes every effort to ensure that the brochure descriptions and general information given are accurate, TTCC does not warrant and is not responsible for the accuracy of any information given in the brochure or orally or in writing by any of its employees or agents. In addition, neither TTCC (which expression shall include its employees and agents) nor the Owner shall incur any liability to the Client, any member of their party or any third party for any damage, injury, accident, loss, expense or inconvenience of whatsoever nature or kind the same may be resulting from or connected in any way with this contract.

10. Complaints
If the Client has any complaints, they should be immediately reported in the first instance to the caretaker of the cottage whose contact details are to be found in the property. If the complaint is of a serious nature, this should be confirmed in writing to TTCC. In the event of the complaint not being resolved, TTCC will try to resolve all matters as soon as may be practicable. In the event of an emergency, there are emergency contact numbers in all properties.
